way to do business!
I Knew There Had To Be A Better Way!
I didn’t want to give up my life for my real estate business. I wanted to go home at a reasonable time and not have to work every weekend; or,
have to be available to take customer's telephone calls 24 hours a day, every
day of the week.
I created
some simple goals that I knew would Turn My Real Estate Business Around and give me back my life. Here where my goals…
1.I wanted to generate tons of leads without having to cold call and
without me having to do tons of manual work.
2.I wanted to be able to capture the leads contact information...again,
without me doing it myself manually. I wanted it all to be done with an

3.I wanted to have systems that follow up with my leads and build trust
with them and have them viewing me as the local real estate expert. I knew if I
had a system to do this, then I would be able to convert my leads into customers
who want to do business with me.
I Created These Systems And Was Able To Accomplish My Goals
I actually created 3 systems that worked together as one.
1st I started with lead generation systems.
I setup campaigns for generating buyer leads, FSBO leads, and regular seller
leads etc.
2nd I created a system for capturing the leads contact information for follow up.
I did this mainly with “Lead Capture Websites” and “Free Recorded Hotlines”.
This was also less intimidating to the customers so I captured more leads.
3rdNow that I
had the leads I needed a way to follow up with them all. I created automated
follow up campaigns that where built around the specific customer I had
attracted. This allowed me to send a customized message for that particular
customer and hit their emotional “hot buttons”.
For
example, I wouldn’t send the same message to an expired listing as I would to a
FSBO. They are both good potential customers, but I didn’t want to say the same
thing to both of them.
FSBOs want
to save the commission and expired listings have already committed to using
agents. The expired is more likely to respond to a message about picking the
right agent to sell their home where the FSBO is more likely to respond to a
helpful tip message about how to sell their home alone.
You will
need to build up a relationship with the FSBO where, with the expired listing,
you just need to convince the seller you can sell their home. Now you see what I
mean when I say you have to talk to both potential customers differently, right?
Once I had these 3 core systems, I had plenty of customers with whom to work and
I was able to ‘cherry pick’ the best customers, and…
I Could Focus On Doing What I Do Best – Putting Deals Together.
I didn’t have to worry about where my next deal was coming from.
I didn’t waste my time with unqualified customers because I didn’t have
enough leads.
I am able to make a consistent income without having to chase my tail
around.
I was able to enjoy life again.
After I
automated my real estate business, my Dad and 3 other family members who sell
real estate wanted to start using my systems. It was easy for them to implement
the lead generation systems. However, they all got hung up on the lead capture

The number
of foreclosure sales prove that buyers want and are buying these deals.
According to NAR, foreclosure sales were almost 50% of the sales in the US by
the end of January 2009.
When I
split tested different offers to attract buyers, the free foreclosure list
worked the best. Even if you don’t want to sell foreclosures, giving away a free
list of them from your MLS is a sure way to attract buyer leads.
Once you
get the buyer lead, all you have to do is find a list of homes from the MLS that
are REOs or short sales and send them over to the buyer. Then, if none of the
foreclosures interest the buyer you start showing them normal listings.
2.The second offer I created is to attract homeowners thinking of selling
their home by offering them a free CMA with a “Find Out What Your Home is Worth
For Free” offer.
Here’s the
story behind why I put together this offer. When I first got into the real
estate business, I teamed up with my Dad (Jim Curry). He was paying a company
$350 a month for this simple “House Value” concept and a lead capture website.
The first
thing I did was start working all the leads that had ever come in through this
lead generation system. Out of a 100 or so old leads Dad had gotten through this
service, I listed and sold two homes within a few months of entering the real
estate business.
After a few
months I felt the service was priced too high for how many leads we were getting
from them. We only got around 4 to 10 leads through them per month and we were

So I

markets may not have many foreclosures; or, you may not want to work with any
short sales or REOs because they can be harder to handle. I understand. This
offer is the 2nd best option for attracting buyers (and in some cases
it may be the best option).
It’s almost
identical to the foreclosure offer, you just aren’t using any of the foreclosure
wordings and offer the buyers a “Free List of Homes For Sale” rather than a
“Free List of Foreclosure Homes For Sale”.
4.The fourth offer I created is to attract For Sale By Owners (FSBOs) and
build a relationship with them by offering a “Free FSBO Website”.
I created
this offer for two reasons. The first reason is so you can build a relationship
with the FSBOs so when they are ready to list their home they list it with YOU.
The second
reason is you will want to capture all the buyer leads who are interested in the
FSBOs home but don’t end up buying it.
I’ll show
